Clean, quiet, comfortable and well-maintained hotel in a good location for South Overland Park, KS. Small kitchen to cook. Great breakfast choices complete with corn & flour tortillas, biscuits & gravy, tasty hash browns, even miso soup and rice.

The room was great great location right across the event center just where we would go and very comfortable bed

We recently stayed at the Hotel Lotus in September when the Blue Jays were there for a three day series.
The location is easy enough to get to, literally just off the the highway. The hardest thing about their location is figuring out the stop light to get to it.
You could not ask for a more perfect location if you are going to a to a Royals or Chiefs game . It is at best at 10 minute walk on side walks . Perfect!
As for the hotel itself the room was your typical hotel room, two queen beds ,tv microwaves , desk chair ,fridge etc. Bathroom was typical , shower , sink ,tub and plenty of clean towels.
Hotel staff were pleasant and check in went flawlessly.
The hotel had an outdoor heated pool which was supposed to be closed labour day weekend but still open while we were there which was great because it was super hot that weekend and the pool was a blessing.
The breakfast they offered again was your typical breakfast. Scrambled eggs, sausage, toast , pancake’s, baggels and some other kind of soupy item I had know idea what it was but tasted good .
Only negative thing was during our stay they seemed to be encountering an elevator issue. Only one of the two was working so at times there were small wait times especially pre and post game
Over all we were extremely happy with this hotel . if we did another Royals game before they move the stadium away from this location we would stay here again,

The location was fancy. The room was nice. The TV remote wouldn’t work properly.
However, Breakfast was lack luster. The food was not stocked and what was stocked was lukewarm.

So clean, and great staff! Got an early check-in since hubby had a rough drive, and staff was so friendly and helpful.

Needed to stay last minute for two nights due to medical issues. Booked Hotel Lotus because of reviews of how helpful they were. It was the right decision. Arrived early morning and was able to wait in breakfast area. Coffee/tea was provided. We were given the first room available at 1000. Had to call to arrange change of flights and cancel other plans, but didn't have access to phone calls on my phone. Martina provided me with her hotel phone to make these calls. She was extremely helpful and supportive regarding our situation. Room was comfortable with very spacious bathroom. Breakfast was delicious. Lots of choices including breads, meats, fruits, pastries, smoked salmon, yogurt, spreads, and juices. Coffee and tea available all day. You can walk across the street to a grocery store and a pizzeria. Walk the other way about 12 min and you come to a three story mall with a large food court. Large parking area too, which is unusual for Iceland. It's difficult to find a hotel where a taxi can actually drive right to the door. Cars can only stop in certain places. Would highly recommend staying here. We can't thank Martina enough. When we left at 0500 for the airport, there was a packed breakfast to go waiting for us.

The hotel was nicely kept. The room was clean. The breakfast was probably one of the best ones that we have had. It is in a good location with good parking.

Great experience overall. Front desk was very kind and helpful. They have restaurant/bar recommendations that were super helpful. Room was very clean, including bed and shower. 10/10!!!!

What a pleasure to stay at the Lotus. Easy to book and access. Wonderful room. Superb breakfast. Nice pool though I didn't have time to swim. Loved the stay and will book again when in Kansas City!

This hotel was very nice and clean. The staff were friendly. Only complaint for me was the breakfast. The boiled eggs were not peeled and the bacon was not cooked properly. I loved the patio.

We had an amazing experience. We got in very late at night during a nasty storm and staff was very kind and welcoming. Breakfast was so yummy and had a lot of options.

Nice facility It was very close to the venue where we were attending a wedding. We also appreciated being able to check in before four o'clock in order to get ready for said wedding. Staff was very friendly and helpful.

I loved staying here it’s super clean and the bed was very comfortable plus it’s walking distance from power and light. It was perfect and Lucky was the nicest person ever

It was a great stay! The hotel staff was very friendly and helpful. I really enjoyed the amenities and was happy to have a restaurant on site. The only reason I give it a 4 is because of the location. I was under the impression that the hotel would be very near the streetcar from the description, but I had to walk 12ish minutes to get to the nearest station. It’s also sort of tucked away that it feels weird to label it a downtown hotel.

A good hotel to stay at Great location, easily accessible from anyway that you are coming in. Service was great, friendly staff. Clean and Quiet. Breakfast is good with a lot of options. A good value for the price. The negative- beds are a bit hard for me, personally. They used to serve fresh baked cookies in the evening and they don't do that anymore so that's a bummer. Overall recommend this hotel for the price, convenience, and safe area.

Weekend in KC! My friends and I traveled to KC for a weekend get away, and the hotel didn’t disappoint! The staff is very friendly and welcoming! Great breakfast and a full service bar. I’ll definitely be staying here again if I go on another KC trip excursion.

A Pleasant Surprise We are having our wedding party stay at this location. We meet with Holiday Inn representatives who were very kind and knowledgeable. The outside of this location is very humble however when you go inside, you are pleasantly surprised. I am glad we made this selection.

Great option for downtown KC. I had a meeting in downtown KC and booked the Holiday Inn Express for convenience The located is well run. The staff is friendly and the facility is very organized. My room was ready and very clean. I will stay there the next time I’m in KC.
